How We Approach Every Asbestos Floor Tile Project

Before anything is removed, we inspect the property from top to bottom and collect samples of any suspicious flooring materials. Those samples go to a lab for confirmation. Once results are in, we draft a removal plan specific to your property and the materials involved.

Recognizing Asbestos-Containing Flooring in Phoenix & Scottsdale

Homes and commercial buildings constructed before 1980 in the Phoenix and Scottsdale area carry a real risk of asbestos in their flooring. The most common sources are VCT in 9-by-9-inch squares, sheet vinyl with asbestos-reinforced backing, and the black mastic beneath either material. These products were widely used because they were durable and inexpensive.

Intact tile isn’t an immediate danger. Asbestos fibers become airborne once tile or mastic is cut, scraped, sanded, or broken. That’s when exposure risk jumps, which is exactly why testing before any flooring work begins matters. Our Removal Process: From Containment to Air Clearance

Once testing confirms asbestos-containing material, we seal off the affected areas to prevent fiber migration to the rest of the building. Removal uses wet methods to suppress dust. After tile and mastic are lifted, the work area is cleaned with HEPA-filtered vacuums to capture any remaining particles.

All removed material is placed in specially labeled bags designed for asbestos waste, sealed, and transported to a disposal facility licensed to accept it. After removal is complete, we conduct post-removal air clearance testing before the area is reopened.

NESHAP & Maricopa County Rule 370 Compliance

Federal asbestos regulations under NESHAP (National Emission Standards for Hazardous Air Pollutants) require notification before renovation work that disturbs more than 160 square feet, 260 linear feet, or 35 cubic feet of regulated asbestos-containing material. For any total or partial building demolition, notification is required regardless of whether asbestos is present.

Maricopa County Notification Requirements

Projects in Maricopa County submit notification to the county’s own air quality agency, not to ADEQ directly. The Maricopa County Air Quality Department enforces Rule 370, which adds work-practice requirements beyond the federal NESHAP standard. Notification must be submitted at least 10 working days before work begins, and all asbestos waste must be tracked with a manifest and disposed of at a licensed facility.
